We require our tenants to have a renter’s insurance policy so that their personal property and belongings are protected against loss or damage. The Timbers' insurance will not cover tenant’s personal belongings.
Management staff are on-site 24x7 and tenants are provided with an after-hours phone number for emergencies. The Timbers is a member of the Texas State University Act Ally Program which requires our property to undergo an annual crime prevention survey with quality checks of doors, locks, windows and lighting.
YES. The Timbers is pet friendly. We offer pet walk areas and pet stations throughout the property. There is no weight limit but breed restrictions, pet fees and a deposit apply.
Our residents can easily walk or bike to Texas State, We are across the street from the University making The Timbers amongst the closest housing option to campus and one of the few communities within walking distance.
We offer two different lease terms and payments are broken into 12 equal installments. Lease terms can be August 1st-July 16th or August 15th-July 31st.
- Rent is always due the 1st of the month.
- Rent can be paid in person with personal check, money order, cashier’s check.
- Rent can be paid using our Resident Portal on The Timbers’ website by check or credit card.
Tenants are required to set up their electricity account with the City of San Marcos. Instructions are provided to residents upon move-in.
Each unit is cable and internet ready with instructions given to residents at move-in. Residents can contact Spectrum to set up the accounts.
Yes. Residents have access to wi-fi in the clubhouse and the pool area.
Leases at The Timbers are binding and cannot be broken. Moving out without paying rent in full for the entire lease term will result in a fee being charged. If your plans have changed since signing the lease and you cannot live at The Timbers, you will need to find a replacement for your apartment. Please contact the leasing office for more information.
Yes, we lease to those who are approved through our application process.
Smoking is prohibited in any building at the property, including balconies and common areas. Any guests that reside in a unit for more than three days in a week must be included on the lease and screened.

YES! Throughout the year, The Timbers’ staff puts on a variety of events for the residents that promotes wellness, academic success, professional development and fun!
No, The Timbers does not offer food service to residents but you can order a meal plan on campus. Meal Plan Form
All residents require a guarantor to complete the guaranty agreement. A resident can act as their own guarantor if they show documentation as outlined in the lease agreement that they have income greater than three times the rental installment. The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.
